Estate roofs with HOA approval in mind

Westlake is a small town of about 2,057 residents (2025 Census estimate) made up mostly of custom homes in gated and planned communities. Most have architectural guidelines that control roofing materials and colors. Before we quote, we look at your home's style and your neighborhood's rules. [CONFIRM: do you prepare an HOA approval packet (specs, color samples, product sheets) for customers?]

  • Vaquero: a guard-gated community of about 300 custom homes around a Tom Fazio golf course, with architectural and landscape design guidelines. Many homes have Mediterranean, French or Hill Country exteriors.
  • Glenwyck Farms: a gated, wooded community with homesites from about 0.8 acre to over an acre. The mature oaks and pecans mean more debris in valleys and gutters, plus limb strikes.
  • Terra Bella: a 28-lot gated enclave on the town's east side next to a 22.6-acre nature preserve.
  • Granada: 84 homes on about 84 acres between Dove Road and Solana Boulevard.
  • Entrada: an 85-acre Catalonia-inspired mixed-use village with villas, townhomes and condominiums.

What we install on Westlake homes

  • Standing seam on modern and transitional homes, and as accent roofs over porches, bays and loggias
  • Stone-coated steel for a tile or shake look with the strength of steel
  • Natural slate and tile: [CONFIRM: do you still repair / install natural slate and clay or concrete tile? (the current site lists them)]

Outdoor living, roofed to match

Many Westlake homes have outdoor kitchens, loggias and guest houses. We build covered outdoor kitchens, pergolas and pool houses with roofs, siding, windows and trim that match the main house, tied in so they don't leak where they meet it. [CONFIRM: pergolas, outdoor kitchens & pool houses: built by your own crew or a named partner? Who does electrical, plumbing and gas (licensed trades in Texas)?]

Hail in DFW

Dallas–Fort Worth is one of the most hail-prone metro areas in the country. The May 24, 2011 storms caused an estimated $876.8 million in insured damage, according to the Texas Department of Insurance, and an IBHS study found that more than 90% of claim dollars from that event went to roofing. After a storm, we inspect, photograph what we find, and meet your adjuster if you file. Texas law requires you to pay your deductible, and we never waive it. See storm inspections.

Permits

Contractors have to register with the Town of Westlake, and permits are submitted through the Town's online MyGov system. [CONFIRM: are you registered as a contractor with the Town of Westlake?]

Roofing in Westlake: common questions

What roofing materials do you install on Westlake homes?

Designer and slate- or shake-look shingles (all impact-rated Class 3 or better, with Class 4 available), standing seam metal, and stone-coated steel. We also build covered outdoor kitchens, pergolas, and pool houses roofed to match.

Do I need HOA approval to replace my roof in Westlake?

Usually, yes. Most Westlake neighborhoods, including Vaquero, have architectural guidelines that control roofing materials and colors, so get approval from your HOA’s architectural committee before work starts.

Can a contractor waive my insurance deductible in Texas?

No. Texas law requires the policyholder to pay the deductible, and it is illegal for a contractor to waive, absorb, or rebate it.

Can an impact-resistant roof lower my insurance premium?

It can. The Texas Department of Insurance says insurers may give a credit for roofs rated under UL 2218, the amount varies by company, and Class 4 generally earns the largest. Ask your insurer. We provide TDI Form PC068 for qualifying installs.
